  • Independently prepare and oversee the process of issuing subcontracts, purchase orders, change orders, monthly payment requests. 
  • Actively manage contract terms including prompt invoice approval.  
  • Strong estimating and technical writing skills.    
  • Basic understanding   of general contracting and the life cycle of a project.    
  • In collaboration with   the Superintendent, create a detailed project schedule, update as project   progresses.  
  • Ability to read   architectural plans and specifications.      
  • Excellent written and   verbal communication skills, with the ability to relay highly detailed   information.
  • Lead the process of   incorporating virtual construction and BIM coordination.        
  • Possesses strong   knowledge of construction law, contract terms, dispute resolution and risk   management.    
  • Ability to   effectively present information in oral, written, and graphic form.     
  • Motivated and   self-directed mindset with the ability to anticipate needs, proactively find   solutions, and adapt.    
  • Ability to manage   several tasks at once and exercise independent judgement related to the daily   admin. of projects.    
  • Excellent   interpersonal skills, with the ability to work in a collaborative team   environment.    
  • Demonstrate strong   project financial management skills including: Cash flow, cost awareness, and   cost projections.   
  • Proficiency in spreadsheets, project   scheduling applications, Microsoft Office, Microsoft Project and Apple   devices.    
  • Able to teach others   the correct way to forecast and complete MSR.    
  • Active   leadership of jobsite safety program, quality processes, and ensuring   projects remain OSHA compliant.     
  • Evaluate options in   terms of cost, consequences, value, and impact.    
  • Foster, develop, and   maintain strong relationships with owners, architects, subcontractors, and collegues.    
  • Provide mentoring,   coaching, oversight, review, and performance feedback to peers.    
  • Actively participate in business development efforts including: Requests for proposal responses and interviews.     

Requirements
  • Education: Bachelor’s Degree with major coursework in construction management, engineering, or   related field.              
  • Experience:  3-5 years of experience as a Project Manager or similar position.    
  • Licenses & Certifications: Valid driver’s license IICRC Water, Fire & Smoke Certifications

Knowledge, Skills, Abilities:    

  • Must speak   fluent English.   
  • Excellent Customer Service skills.   
  • Knowledge of practices & procedures in water, fire, and mold trades.   
  • Knowledge of and the ability to work around cleaning chemicals, solutions, and use of solvents    
  • Ability to read, interpret, and communicate oral and written instructions.   
  • Ability to train & supervise employees.   
  • Ability to plan, organize and juggle multiple projects at once   
  • Ability to exercise judgment when to act independently and when to refer situations to manager   
  • Ability to operate mechanical equipment.   
  • Proficient computer skills.   
  • Excellent Customer Service skills.   
  • Basic math & map reading skills.    

Work Requirements:

  • 8am-4pm shift. 40 hour work weeks.    
  • Employee is expected to work overtime, when requested.   
  • Employee is expected to be on-call based on a rotation basis.
