Description
General Summary: Under direction, identifies, prioritizes, assigns, supervises and performs work necessary for the installation, operation, maintenance and repair of buildings and utility systems, including sewer, structural, architectural, electrical, HVAC and water: and perform other related work as required.
Supervisory Responsibilities: Hires, trains, manages and oversees Maintenance Specialists.
General Requirements: All duties performed will be done accurately and in a timely manner.

- Cooperate with other personnel to achieve department objectives, maintain good employee relations and interdepartmental objectives.
- Work closely with vendors, outsourced service providers, and contractors to protect the interest of the facilities.
- Make effective recommendations for personnel action, including hiring, performance evaluations and discipline.
- Read and interpret blueprints and plans necessary to identify and define work assignments, standards, tools, materials, and equipment.
- Perform other related duties as assigned.
Essential Job Responsibilities:
- Oversee, manage, and direct all maintenance procedures and operations.
- Train employees in maintenance work processes and procedures.
- Negotiate contracts with outside vendors for execution of maintenance work.
- Lead daily meetings with maintenance staff.
- Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocol.
- Evaluate, repair, and maintain plumbing, carpentry, electrical, and HVAC systems of clinics/administration buildings.
- Prioritize, schedule, assign, direct, supervise and evaluate the work of maintenance personnel.
- Supervise and participate in the completion of both scheduled and unscheduled work orders and emergency service calls.
- Solve mechanical, electrical, plumbing, and hydraulic issues won buildings and facility equipment.
- Cleaning and maintaining the tools/equipment used.
- Recommend upgrades, overhauls, and other changes to major systems and equipment.
- Develop and implement preventive maintenance programs to reduce unexpected breakdowns and downtime.
- Use data analysis to help prepare for and prevent future facility issues. Create and implement measures to minimize breakdowns and repairs (performing quality checks of all machinery, tools, equipment etc.
Education and Training: High school education or equivalent. Bachelor’s degree and/or certifications in project management or in various trades, preferred. Must have previous supervisory skills. Extensive knowledge and skill in mechanical, electrical, plumbing and carpentry.
Experience: Must have a minimum of 10 years’ experience in maintenance with at least five years in a supervisory role. Also, have excellent leadership and interpersonal skills. Experience in a healthcare or hospital facility setting is preferred. Working knowledge of tools, common appliances, and devices.
Other Requirements: Basic computer skills. Must have reliable transportation, insurance, and a valid Class “C” driver’s license in good standing. Ability to communicate effectively, written and verbal.
Work Environment: Clinic environment. Exposure to communicable diseases, bodily fluids, toxic substances, ionizing radiation, medicinal preparations, and other conditions common to a clinic environment. Commercial building environment both interior and exterior to include roof, attic, etc… Will also work in conditions such as wet, dusty, damp, crowded areas.
Mental / Physical Requirements: Requires manual dexterity, sitting, standing, stooping, reaching, kneeling, crouching, bending, walking, climbing. May need to lift up to 60+ lbs. without assistance. Close vision and ability to adjust focus. Must be able to work efficiently under pressure.
